Get a Piece Of the Pie

Despite a worldwide economic downturn, Bermuda's restricted supply of real estate has sustained prices here, making fractional ownership ever more attractive.
Under a fractional plan, several parties share a property, keeping the islands viable as a second-home destination. Private residence clubs are built in the most coveted areas, offering hotel-style amenities and staff to handle maintenance. "Luxury fractional properties fill an important niche in Bermuda," says Buddy Rego of Rego Sotheby's International Realty. "They appeal to people who want a vacation home here, but don't want the multimillion-dollar price tag."
The Reefs Club offers 19 elegant, two- and three-bedroom residences with unobstructed ocean views and private hot tubs on verandahs. The club shares its namesake hotel's three fine restaurants and La Serena Spa, as well as the pink-sand beach. Owners enjoy a private lounge, infinity pool and rooftop putting green. A concierge coordinates dinner reservations, tee times and spa appointments. Prices start at $350,000, and the club is part of Elite Alliance, an exchange program. (www.reefsclub.com)
Tucker's Point was first to combine a luxury resort, private club and residential community in Bermuda. On 200 hilly acres in Tucker's Town, Bermudian cottage-style villas with verandahs overlook picturesque Harrington Sound, Castle Harbour and the golf course. Two-bedroom villas are priced at $355,000, while three-bedroom units sell for $415,000. (www.tuckerspoint.com)
The full-service Newstead Belmont Hills Golf Resort and Spa offers ownership with amenities such as an 18-hole golf course, spa, tennis, fitness centre, heated infinity pool and restaurants. On Hamilton Harbour, Newstead offers studios and one-, two- and three-bedroom suites. Prices range from $129,000 to $350,000. (www.newsteadbelmonthills.com)

Relax, enjoy, save and see Bermuda by bus. A blue or pink pole indicates bus stops. If the pole is topped with blue, the bus travels from Hamilton; if the pole is topped pink, the route is toward Hamilton.
